Hello Linda,

First, start over, strip everything again and us NO URETANE products. It is like putting rubber on there and the wood can't breathe to let moisture out, which has happened with yours. Just use what you need to to get the other stuff off, and don't sand anymore, use steel wool, it is gentler and go from rought to smoothest as you rub the top down. Put it in the sun for a day if you have tot o make sure the mositure is all out, and then wait a week before applying anything else. If you have to match colors do so with oil stains and use shellac to get your sheen back. When you have the sheen you want, take your finest steel wool and rub it once more and then use any floor PASTE wax, like Johnsons or Butchers, apply as many coats as you want and buff between each one following instructions. You will have a fisish that if you spill something and it leaves a mark you can just use a bit of steel and denatured alcohol and lightly remove it, THEN rewax it, and the color will come back. Just make real sure coats are dry between applications of shellac and wax, and please get away from urethane products, it seals the wood and you will have the same trouble forever. Sorry it is not simple, but it will last a lifetime. , Eric
