Thanks, Ken, for the great information. I will refer people to this thread whenever we get these types of questions.

I am reminded of the disgruntled husband, who left a safe in the basement of the home he was forced by the divorce court, to give up to his ex-wife. As he departed, he told her that if she wanted the title to the house, it was in the safe, along with a booby trap and some dynamite, she could go down and get it when ever she was ready. No safe cracker would go near it, she appealed to an arbiter for a resolution, as she could not even go to sleep in the house, he had not actually rendered total control of the property as being free and clear real-estate. After careful consideration, the arbiter decided that he was bluffing about the bomb, and ordered the husband to deliver the title to her hand him self. And as he had suspected, there was no bomb, the safe is safe, and the safe cracker was not needed, "thank God" he was heard to have said.
