Tip, the finest wood floors are sanded, oil stain, and waxed. For a low luster and easy maintenance, worn areas are simply waxed again to refurbish. All water base finishes, polys and varnish will need to be completely redone sooner than you think. They crack, peel and cannot be restored effectively over a long period of time. Shellac is for a higher gloss finish and did you know bowling alleys are shellacked for durablity, and can be continually restored. Good luck.
